Transactional funding for double closings
Same-day capital for the A–B leg of a back-to-back closing, funded through one desk and repaid from the B–C proceeds.
Double closings
A contract is submitted and the file is underwritten. Proof of funds is issued to the title company, the A–B leg is funded by wire, then the end buyer's funds settle and the file closes. The entire A–B and B–C sequence executes through one funding desk in a single day.

What we need to approve a deal
Send what you have. The A–B contract is enough to start, and we will tell you exactly what is missing before approval.
- Executed A–B purchase contract
- Executed B–C contract with the end buyer
- End buyer funds verified (cash or lender commitment)
- One title company or closing attorney handling both legs
- Target closing date
What we do on every file
- Verified capital
- Proof of funds you can verify. Title and closing teams confirm available funds directly with us, and on the deal side your end buyer's title company sees a funder they can call.
- Coordinated funding
- Funding coordinated around your closing. Predictable windows and proactive updates so the closing desk knows when capital arrives. We work to your calendar.
- Clean documentation
- Documentation your closing desk can work with. Complete, organized files in the format your team records, so nothing goes back for rework.
- Direct closing support
- When closing day matters, someone answers. When timing is critical you reach a person who can act on the file.
Questions and answers
The technical questions. For anything else, reach the funding desk through the contact page.
How is the fee calculated and when is it paid?
Pricing depends on the deal. The fee is confirmed in writing before you commit, so you know the cost of the A–B leg before closing day.
What if the B–C leg is delayed or falls through?
Tell the funding desk as soon as a date moves. We coordinate the A–B timing with the title company so both legs still close together.
Can the A–B and B–C legs use different title companies?
Both legs close through one title company or closing attorney. That is what lets the A–B and B–C funds settle in the same file on the same day.
Who holds title between the legs?
You do. The A–B deed conveys the property to you and the B–C deed conveys it to your end buyer; both record the same day.
When does the wire go out on closing day?
The A–B wire is timed to your title company's closing calendar so funds are in escrow before the first signing.
Do you work with closing attorneys?
Yes. We work with closing attorneys the same way we work with title companies: proof of funds to your office, wires to your instructions, and documentation for both legs. Tell us the state when you submit and the funding desk will confirm.
